LETTINGS

We provide a high calibre letting service to provide a seamless tenancy for landlords and tenants. Our team of experienced property managers will provide a bespoke marketing and management strategy for your requirements to mitigate the risk and maximize returns on your individual property let or property portfolio. We have an extensive database of tenants from corporate employees, Government bodies and international and national relocation agencies. We offer a letting only, rent collection and a full property management service.

FEES

Landlord

On completion of the Tenancy Agreement our fees are due as detailed and confirmed with you previously and below. The fees are calculated at a rate of 10% (unless otherwise agreed in writing) of the rent due under the tenancy term and are due monthly in advance (as is the rent). The fees due are deducted from the rent collected on your behalf. Under no circumstances are fees refundable. If the tenancy is subject to a break-clause, a proportional credit will be allowed against any further letting term.

Management fees vary dependant on the individual circumstances of the landlord and tenancy between 8% (Rent Collection Service) and 12% (Overseas Management Service) of the cleared monthly rent received plus VAT and are charged in addition to the introductory set up fee.

Our fully managed service includes:

  • Full tenant referencing including credit check, employer reference and current landlord reference (where applicable)
  • Deposit registration and management
  • Full photographic inventory for each new let
  • Reporting utilities
  • Full rent collection service, including arrears chasing and issuing Section 8/21 advice, where applicable
  • Regular inspections (at least one within each 6 month period and typically 4 months apart)
  • Management of gas safety certification / PAT tests / electric checks

We can research the market for you and source properties that are not only on the market but through our database of clients and contacts source properties that are not currently on the `open market`. We can then negotiate the purchase price on your behalf and guide you through the purchase process and finally assist you with the move itself.
